Happy Anniversary Heather & Joe!

My dear friends were married here on July 20, 2008

Wychmere Beach Club, Harwich Port: While Wychmere Beach Club is known as a private waterfront destination, it's also a place where the community comes together. From charitable fundraisers to weddings, and other special events, this iconic Harwich Port venue has helped create countless memorable moments on Cape Cod for visitors and residents.

MARKET UPDATE

As we head into the peak summer season, the Cape Cod real estate market is showing signs of greater balance while demonstrating resilience. One of the most notable shifts is the increase in available homes. In May, new listings rose 4.2% compared to May 2025, giving buyers more choices. While inventory remains below historical norms, we're seeing more opportunities emerge than we've experienced over the past several years.

Despite higher mortgage rates and a more selective buyer pool, Cape Cod home values have remained stable. The median sales price in May reached $724,000, up 3.4% year-over-year.

Properties sold year-to-date have averaged about 2.4% below asking price, and active listings with price reductions now represent a meaningful portion of the market. Buyers are being more selective and value-conscious, while sellers are being rewarded when homes are well-prepared and priced accurately from the start.

Whether you're considering selling, searching for a vacation home, planning for retirement, or simply curious about your home's current value, understanding today's market is the first step toward making informed decisions. I’m always happy to help!

Did you know?

As America celebrates its 250th anniversary, Cape Cod played an important role in the Revolutionary War. In 1779, local militiamen defended Falmouth’s shoreline, repelling a British landing during the Battle of Falmouth. A year earlier, the British warship HMS Somerset ran aground near Provincetown and was captured by local patriots. Hundreds of Cape Cod men also joined militias and the Continental Army, serving in major battles and enduring the harsh winter at Valley Forge. While there is no single master tally for all of Cape Cod, thousands of men from the region fought in the American Revolution. There were 450 alone from Harwich, which Brewster was a part of at the time. At sea, Cape sailors and privateers disrupted British supply lines, making the Cape a vital part of the fight for independence.
