Happy New Year! As we closed out 2025, the Barnstable County housing market continued to show resilience, with prices holding strong and inventory remaining tight. Single-Family Homes closed sales increased to 14.1% year-over-year, a sign that motivated buyers are still moving forward despite market headwinds. The median sales price rose to $797,500, up 3.0% from last year, reinforcing the long-term value of homeownership on Cape Cod. Inventory declined 13.8%, pushing months of supply down to just 1.9 months, which continues to favor sellers. Homes are taking slightly longer to sell, with average days on market increasing to 63 days, reflecting a more thoughtful and selective buyer pool.
