MARKET UPDATE
HAPPY NEW YEAR! I hope that 2025 is off to a great start for you. The Cape as you might imagine is pretty quiet at the moment. As far as real estate is concerned, there was a definite lull during the holiday season but activity is already starting to pick back up. I was recently at an open house on a snowy day and pleasantly surprised to see good traffic with interested buyers.
According to the National Association of REALTORS®, December 2024 sales in the U.S. were up 6.1% compared to the same time last year. This marks the largest year-over-year increase since June 2021. The most recent report from the Cape Cod & Islands Association of Realtors® reported a 6.8% increase in closed sales in 2024 for Barnstable County. The median sales price also increased 4.8% to $765,000 for single-family homes and 10.1% for condos, putting the median price at $517,500. There is a lot of interesting data to look through when reviewing all of the activity for 2024. Any particular questions about the market or interested in town specific information just let me know.

dune Harwich Port is the place to go for a special gift that will make a big impact. Here you will find handcrafted jewelry and accessories using sand and earth elements. Their extensive sandbank includes sand, earth, flower petals and sea shells. When you enter this beautiful shop you are greeted by displays of jewelry and my favorite, the enormous sand wall. It’s fun see where the elements are from and varieties of colors. There are choices from all over the world, and as you would imagine our many beloved Cape beaches. There is even an element jar from Fenway Park! Ready to go options with sentimental favorites can be found in the shop and online. What’s really fun is to create a one-of-a-kind piece honoring places that are special to you. Kellie, one of the shop founders recently gave great guidance to help me take my idea and make it a gift that I can’t wait to give.

DID YOU KNOW?
Cape Cod is home to more lighthouses than any other county in the US. There are 14 historical lighthouses on the Cape. Some are still active, and others are available for tours. It’s a fun way to get some local history and excellent views.
