MARKET UPDATE

The Cape is buzzing with energy with boats back at their moorings and more people out and about. We've been enjoying beautiful weather throughout the week. Like much of the Northeast, we’ve had 13 consecutive Saturdays of rain. It looks like we are thankfully turning a corner on that front.


Heading into the summer real estate market there are shifts happening both nationwide and locally. I participate in weekly calls with Compass agents from the Cape, Boston, Greater Boston, North, and South Shore. We're all observing similar trends: some weekends, open houses are bustling, other times, attendance is light. Increased inventory is offering buyers more options. These calls are so valuable allowing us to exchange best practices and advice. A strong network of Compass agents ensures we provide top-notch service to our clients, no matter where they are located. If ever you’re in need of an agent off Cape (including beyond Massachusetts), I would be happy to be a resource in connecting you with an excellent agent in your area.


Focusing back on the Cape market, Cape Cod and Islands Association of REALTORS® shows that inventory has increased by 17.6% year-over-year. However, homes in Barnstable County are maintaining their value, with a modest 3% increase, bringing the median price to $756,490 year-to-date.

CAPE COD SHOPS

Nauset Farms is a true neighborhood market in Orleans. This has long been our go-to for fabulous sandwiches to take to the beach! Here you will also find quality prepared foods, domestic and craft beer, wine, fresh baked goods, and groceries. By far my favorite thing about Nauset Farms is being greeted warmly by the very beloved butcher, Rick. He welcomes everyone like a regular and has a well-earned fan following. Full disclosure, I’m also lucky to call him my neighbor!


Rick and team are happy to help with cooking instructions and more. My new obsession is Rick’s potato salad—it’s the best. Be sure to stop in to Nauset Farms for all of your beach day and barbeque needs!


LOCAL EVENTS

July 11 - July 20       Cape Cod Hydrangea Festival – This annual ten-day festival offers daily tours of private gardens all across the Cape. Each home offers their own unique and individual charm. Aug 13 - Aug 27       Wellfleet Harbor Shellfish Tours – Visit the flats of Cape Cod Bay for a walking adventure at low tide and learn exactly what goes into growing and harvesting of a variety of local shellfish. Visit wellfleetoa.org/events for more information and to purchase tickets. Children 12 and under are FREE.

 

All Summer              Buy Fresh Buy Local – Cape Cod Farmer’s Markets 

and Beyond!            All across the Cape are wonderful farmer’s markets. Some start in the spring and so many are in full swing in the summer. In addition to great quality produce, meats and cheeses you can find other small businesses selling all sorts of fun items. Please see the schedule of towns and dates HERE


DID YOU KNOW? 

I am a Washashore. Do you know what a Washashore is? It’s someone who moves to a coastal area, not originally from that area. Many of us on the Cape jokingly call ourselves out as a Washashore, especially in conversations when a native Cape Codder shares something historical about the area. It’s often something like, “Oh I didn’t know that! I’m a Washashore.” Happy to have lived in Western Mass, NYC and Boston all before washing ashore full-time on beautiful Cape Cod!
