MARKET UPDATE
Spring is starting to pop on the Cape! February brought us a fair share of snowy, slushy days. However, as I write this, we’ve just experienced a noticeable turn with temps in the 50s, bright sunshine and later sunsets. Real estate on the Cape is mimicking the weather, with momentum building positively. The first weekend of March looks to have at least three times the number of open houses than were hosted just the weekend before.
According to the National Association of REALTORS®, housing supply remains down compared to pre-pandemic levels, and the limited number of homes on the market continues to push sales prices higher nationwide, with the median existing-home prices rising 6% year-over-year to $404,400. Here in Barnstable County the inventory of homes reported as of January 2025 increased by 2.5% year-over-year and the median sales price increased by 7.2% to $742,500, according to Cape Cod & Islands Association of REALTORS®. We anticipate a very busy spring market and beyond, as many active buyers have started searching well ahead of traditional timing.

Cuffy’s is a true Cape Cod staple, beloved by locals and visitors alike. Known for their iconic t-shirts, sweatshirts, and a variety of Cape-themed merchandise, Cuffy’s has become a must-visit destination for anyone heading to the Cape.
Cuffy’s recently expanded its West Dennis store transforming it into a unique shopping experience. Now, in addition to their famous apparel, the 20,000 sq ft building offers a general store, confectionery shop, home decor section, providing an almost carnival like experience.
Cuffy’s is definitely worth a visit during your next trip to the Cape for fun items, souvenirs and sweet treats!

LOCAL EVENTS
March 8 Cape Cod St. Patrick’s Parade – At 11am the route starts in Yarmouth at the intersection of Route 28 and Long Pond Road.
The parade travels two miles through downtown to Higgins Crowell Road.

April 11 Whale Walk – Center for Coastal Studies leads guided walks with scientists and staff to Race Point, Wood End, and/or Herring Cove to watch for whales. Must have good walking shoes and be able to walk one half to three miles. 1-2:30pm coastalstudies.org
DID YOU KNOW?
The Cape Cod Rail Trail is a 25-mile bike trail running from South Dennis to Wellfleet. It is one of the first things I fell in love with on the Cape when my Dad and I explored every mile. This scenic route allows you to travel by marshes, ponds and several fun places along the way to grab a bite. Originally, it was a railroad line from Yarmouth to Provincetown constructed between 1861–1873. The railroad was later incorporated into the New York, New Haven & Hartford Railroad in 1893. The corridor was purchased by the Commonwealth of Massachusetts in 1976, and a portion of the right-of-way was converted to the Cape Cod Rail Trail by the Massachusetts Department of Conservation and Recreation in the 1970s. Reach out for some of my favorite stretches and spots.
